Owner-side capital strategy · ANM Group
When a property is distressed or its debt, cash flow, timing, or business plan no longer fit, we work alongside the owner to diagnose the full situation and shape a path forward. Our work can include debt restructuring, cash flow and operating review, structured or alternative financing, recapitalization, and capital allocation—with hands-on support through execution.
Owner-side decision lab
Choose what is putting pressure on the property and what matters most to ownership. The guide organizes questions and paths for a human review; it does not recommend a loan or promise an outcome.

We examine the property’s operating picture, the current capital stack, lender constraints, and the owner’s goals—then organize realistic paths and help move the selected plan forward.
Organize loan terms, maturity, covenants, payoff, lender posture, rent roll, collections, expenses, NOI, capital needs, and ownership constraints. Identify the pressure points and missing facts.
Consider extensions or modifications, structured debt, alternative financing, recapitalization, preferred or common equity, joint ventures, and operational changes where they fit the facts.
Prepare the financing story, organize diligence, coordinate with lenders and capital partners, and help the owner manage the process through the next decision or closing.
Experience behind the process
“A capital decision only works when the financing, property cash flow, timing, and ownership plan fit together.”
Moses Gross has built and led real estate and financing businesses, developed properties, and worked through transactions from the operating and executive level. He founded ANM Group in 2000 and previously founded ANM Funding. His background spans real estate operations, development, financing, and executive decision-making.
The work is owner-side and hands-on: examine the asset and its cash flow, assess the capital stack and constraints, develop structured financing and capital allocation options, and help coordinate execution. AI-assisted document organization can speed up the first pass; material facts and conclusions are checked against source documents and reviewed by Moses.
