Reported values are starting points. A verified value includes ANM's document reference and an as-of date. Calculations are only as reliable as their inputs.

Test cash flow sensitivity

Adjust the two inputs below to see the arithmetic. This is a temporary scenario; it does not change the case record or establish financeability.

Scenario DSCR—
Annual cash after debt service—

DSCR = annual NOI ÷ annual debt service. Cash shown excludes capital work, reserves, taxes outside NOI, and ownership distributions.

Potential paths for the property

Paths are prepared by ANM as the facts develop. Blank fields identify work still needed. A potential path is subject to verified facts, terms, approvals, and ownership decisions.

Liquidity and timing

See the next 13 weeks of cash

Map the timing of cash pressure before making a capital decision. Enter cash receipts and outflows, then test a one-time expense or contribution.

This model smooths monthly debt service to weekly debt service using ×12÷52. It is a cash planning estimate; actual payment dates, taxes, reserves, balloon payoffs, and other costs must be included in your own inputs. A cash contribution is an assumption, not committed funding.

Capital structure and takeout

Find the gap between debt and cash flow

Compare an assumed LTV ceiling with cash-flow support under a target DSCR. See what remains after payoff, entered costs, capital needs, and owner cash.

Replace the copied loan balance with a current payoff including accrued interest, fees, and arrears. Property value = NOI ÷ assumed cap rate. Debt capacity is the lower of the entered LTV and DSCR constraints. Optional costs, reserves, and owner cash left blank are treated as $0; this can understate the gap. These are user assumptions, not market quotes, an appraisal, or lending criteria.

Document to reviewed fact

Read the source before changing the case.

Selectable-text PDFs are parsed in this browser with PDF.js. Labeled numbers and dates produce candidates for review. Scanned pages require OCR, which is not included. Up to 100 pages and 10 MB are supported per review.

Suggested fields to check

Candidates are not verified facts. ANM can apply a candidate to the snapshot draft with its filename, page, and excerpt, then review and save it. A verified status still requires a source and an as-of date.
